1. Agreement

By using Mabani (mabani.app), you agree to these terms. If you disagree, do not use the platform.

2. The Service

Mabani connects landlords with tenants in Bahrain and the GCC. We provide tools for property listing, tenant applications, lease management, invoicing, and maintenance tracking. We are a platform — not a real estate agent, broker, or property manager.

3. Accounts

• You must provide accurate information when registering.
• You are responsible for your account security.
• One person, one account. No shared accounts.
• You must be 18+ to use the platform.

4. Landlord Responsibilities

• You own or have legal authority to list the property.
• Listing information must be accurate and current.
• You comply with Bahrain tenancy laws and regulations.
• You handle tenant relationships directly — Mabani facilitates, not mediates.

5. Tenant Responsibilities

• Application information must be truthful.
• CPR verification is required before applying for properties.
• You deal directly with landlords for lease terms and conditions.

6. Fees

Placement fee: 25% of first month's rent, charged to the landlord when a tenant is placed through Mabani. Fee reduces with loyalty badges (20% at Silver, 15% at Gold).

Subscription: Optional unlimited plan at BHD 29/month for landlords with 3+ buildings.

Tenants: Free to use. No fees for browsing, applying, or managing leases.

7. Payments

Placement fees are invoiced after successful tenant placement. Payment is due within 14 days. Late payments may result in account suspension.

8. Content

You retain ownership of content you upload (photos, documents). By uploading, you grant Mabani a license to display it on the platform for the purpose of listing and managing properties. We do not use your content for other purposes.

9. Prohibited Use

• Listing properties you do not own or control
• Providing false identity documents
• Discriminating against tenants based on nationality, religion, or gender
• Using the platform for illegal activity
• Scraping data or reverse-engineering the platform

10. Termination

We may suspend or terminate accounts that violate these terms. You may delete your account at any time. Active leases managed through the platform remain valid regardless of account status.

11. Liability

Mabani is a platform. We do not guarantee tenant quality, property condition, or payment collection. Disputes between landlords and tenants are resolved between those parties. Our liability is limited to the fees paid to us in the preceding 12 months.

12. Governing Law

These terms are governed by the laws of the Kingdom of Bahrain. Disputes are subject to the jurisdiction of Bahrain courts.

13. Changes

We may update these terms. Continued use after changes constitutes acceptance. Material changes will be communicated via email 30 days in advance.
